At Dowen Lettings we cater for all categories of landlord and welcome their custom. All our branches offer an individual letting service with experienced personnel whose aim is to ensure that everything runs as smoothly as possible.

If you are an existing landlord or a landlord new to lettings, we are always in urgent need of well presented, good quality homes, to let. You may also have a property sitting unlet with another agent, or have one or several already let with tenants, but are dissatisfied with your existing letting agent's service.
You may be managing your own portfolio and need the assistance of a professional lettings agent. In all cases.... we will be delighted to be of service. Tenant demand at all of our branches is very strong. Often we have a waiting list of registered proposing tenants. As soon as we list a property, we will begin marketing and would expect to find a responsible tenant in a reasonable period of time

We find the tenant, complete all documentation then manage the property on a day to day basis for a monthly management fee (usually taken as a percentage of the rent collected). We deal with the day to day needs of the tenant, attend to repairs and other related matters.
Our intention is to inspect the property every 6 months, at which time we will also send you a report and photographic record. Soon after it's received by us, we will pay you rent collected, direct to your bank account, less any expenses incurred and our management charge. We will e-mail you a statement on the 1st of every month, as well as sending you a text message and e-mail, each time we make a payment, to your account.
Your personal Lettings Portfolio Manager will always be just a phone call away and always be on hand to assist you or your tenant. This service is best suited to inexperienced landlords or those who do not have time to deal with day to day, tenant/property related issues.
We find the tenant, complete the initial paperwork and prepare the lease. You then manage the property thereafter yourself. This service is best suited to experienced landlords who feel comfortable dealing direct with their tenants, collecting rent and personally managing any property related issues.

Offer your property to let with Dowen and in general you will have one point of contact, namely a dedicated personal Lettings Portfolio Manager. This person will look after you from listing the property to finding a tenant. Should you have chosen the Management option, the same person will manage the let thereafter.

Our lettings valuer will be delighted to call at your property, will advise on the lettings market and likely rent you will achieve. We regularly meet landlords who are dissatisfied with their current letting agent and choose to switch over to our service. This may be for a single property, multiple properties or larger lettings portfolios. Properties could be either vacant or let with existing tenants.
This means each switch over scenario requires an individual approach, with a pre-agreed plan aimed, at not unsettling existing tenants whilst ensuring the smooth handover of documentation from the current agent.
Changing lettings agents is understandably worrying for a landlord, especially if a property is already let. Our aim will be to make any changeover as simple and transparent as possible. As soon as you agree to change to Dowen Lettings, you will need to dis-instruct your current agent. We will then need you to sign a lettings agreement with us.

In effect, it will be like a fresh start for your tenancy. For properties with existing tenants, the process is usually free and our aim will be to reduce to a minimum any disruption, in the flow of your rental income.
The process is simple. As soon as you agree to change to Dowen Lettings, you will need to dis-instruct your current agent. We will then need you to sign a lettings agreement with us. We'll then endeavour to liaise with your existing agent, to ensure the smooth transfer of keys and any relevant documentation. We will then begin marketing and do our best to find you a tenant as soon as possible.
Dowen landlords have the peace of mind of knowing that as is required by law. We register all bonds/damages deposits on managed properties with the following licensed Tenancy Deposit Scheme.
