It’s important to make sure each room has a definite purpose, so buyers can picture themselves living there. Spare bedrooms should be made to look like bedrooms, rather than hoarding spaces. A potential buyer won’t usually feel comfortable with the presence of the homeowner and might even look to interrogate you about the state of the house, problems etc. You can avoid any awkward conversations by not being there at all, leaving the estate agent to deal with any questions about the house.
